The beach side community of Alys Beach is being built by Wave Construction in north Florida using hurricane resistant construction, while incorporating energy efficient technologies. The houses were designed in conjunction with Building Science Corporation (BSC) as part of the Building America (BA) program. One of the houses (Model A-3) was selected as a test house for BA, and underwent short-term testing along with long-term monitoring under occupied conditions beginning in April 2006. The test house is a 2010 ft2, 2-story, 3-bedroom design. The house is attached to its neighbor on the north side, and there is a wading pool in a courtyard on the south side.

The design includes hurricane resistant glass with a low SHGC glazing, and high density spray foam insulation on the interior side of filled concrete block walls. The roofing is colored white to reduce the ceiling load, and is placed over a peel and stick waterproofing material to ensure a durable and water-tight roof even with the threat of hurricanes. Heating and cooling is delivered from a pair of open loop ground source heat pump systems, and a stand-alone dehumidifier is installed to address any part load humidity concerns. The expected energy savings calculated by BSC compared to the BA Benchmark [1] was approximately 41% for the production houses at Alys Beach, including the A-3 test house. A 4.8 kW PV system was installed on one of the homes (Model A-5), which would bring the savings level for that home to about 63%.
